Our team constantly monitor the market for new lenders to ensure that we provide the most competitive capital for our clients.

We arrange loans from £250,000 to £500,000,000 and can provide terms of between 0.5 to 20 years depending on the type of transaction.  Our competitive and reliable real estate financing can achieve up to 90% Loan to Cost.  

Our team has originated and completed more than £700m of real estate finance transactions in multiple asset classes including residential, commercial, hotels, student housing and healthcare.

We also provide ongoing financial management support for developments and investments.

BRIDGING FINANCE

We have experience in arranging bridging finance for investors and developers who need to complete a transaction within a short timeframe with minimal documentation required.  Key factors:-

  • Loan terms are generally 3–24 months and loan sizes range from £250k – 100m.
  • Pricing is normally higher for bridging loans than normal senior debt (6.50% to 20.00% per annum for higher leverage transactions)

SENIOR DEBT

We structure and arrange senior debt finance for property investment and development projects.  We can achieve up to 90% LTC for the right project. Our team manage the entire process including:-

  • Shaping the financing strategy plan with the client.
  • Preparing the project information into a presentable format for the lender.
  • Sourcing the most competitive and appropriate lender for the client and negotiating terms.
  • Arranging third party due diligence (i.e. valuations, QS cost reports, planning reports) to support the bank’s credit process.
  • Assistance in negotiating the debt facility and advising on specific loan terms and conditions in conjunction with the client’s legal team.
  • Managing the financial completion process until and any issues that arise subsequently.

MEZZANINE

We work with a number of specialist mezzanine lenders.  We manage the transaction process, and can assist with the legal aspects of the inter-creditor agreements and step-in rights that govern the relationship between the different lenders within the capital structure where required. Key factors:-

  • Loan security is typically by way of 2nd legal charge and sits behind the senior debt
  • Pricing is higher for mezzanine loans than normal senior debt (11.40% to 20.00% per annum for higher leverage transactions)

RESTRUCTURING

Our team has significant experience in loan restructuring, and are well versed in the credit policies and approach of many of the mainstream lenders. 

We work closely with our clients to understand the position with their current lender and then provide a proposal to best resolve the position. 

In the event a restructure isn’t possible with the existing lender, we can also arrange a full refinance as part of the restructuring process with a new lender, although this is normally a last resort.

JOINT VENTURE EQUITY

We have built up a number of sources of equity over the last few years. We can structure a transaction with more than one equity source and ensure we align the right capital with the investor or developer.
